Home Maintenance Tips

These will be updated from time to time,  so check back frequently.

Keep records of any repairs or maintenance you have done.

Including:

Date, repair person or company, and list of materials used

 

STRUCTURE

Crawl space-check crawlspace every 3-6 months checking for leaks, moisture, wood infestation, drains, and ventilation (keep foundation vents open).

Ensure that downspouts have drain pipe or splash blocks in place to divert water away from the foundation.

 

ROOF

Keep gutters free of debris.

Conduct visual inspection on roof/attic areas after storms with high winds or hail.

 

ELECTRIC

Test GFCI and AFCI at least twice a year.

Ensure outside outlets are covered.

Keep trees and bushes trimmed away from power lines.

Check wire insulation on appliances, lamps, window unit air conditioners, weed eaters, blowers etc…       When checking the electric panel touch with the back of your hand prior to opening panel.                                               

Always use a licensed electrician when having any electrical repairs made.

 

HOUSE TIPS

Check garage door auto reverse switch every 30 days or when recommended by manufacturer.

Check condition of air filter at least every 30 days (clean or replace as required).

Replace batteries in smoke and carbon monoxide detectors every 4-6 months. Test every 30 days.

Check fire extinguisher for proper charge every 30-60 days.

Keep areas clear around water heaters, air conditioners, and heating units.

Check window operation each season (good time for cleaning).

Monthly check all plumbing fixtures, repairing a small leak could stop it from becoming a BIG leak.

Keep trees plants and bushes trimmed away from the home.

 

SEASONAL TIPS

Have a licensed HVAC technician service your furnace each year before winter strikes.

 

Disconnect Hoses from outside hydrants to prevent pipe from freezing and busting.
